Everyone knows that conventional building can be painfully slow, and that delays occur through bad weather or site problems.

Temporary cabins aren't instant solutions; even if they're available straight from a storage yard, they still need concrete footings, electricity supply, water pipes, drainage systems, and access paths and ramps – and that all takes time to build.

At ModularUK we have a simple guide to project programmes: once planning permission has been granted and the order has been placed, work can start on preparing the site with foundations and building services connections. Simultaneously, whilst site preparation is happening, we'll pre-fabricate the building complete with all fixtures and fittings, and we'll deliver modules to site just in time to be finished ready for use in the shortest possible programme. As the table shows we can complete a multi-room / multi-floor building during a school summer holiday, and we can assemble even quite large buildings during the shorter holidays.

Planning permission and building regulations

In most situations planning permission will be required for school buildings, even for temporary classrooms. Talk to ModularUK as early as possible and we'll be able to design an outline scheme which can be submitted for planning permission whilst we complete the detail design stage. We can take responsibility for preparing planning applications as part of our project package.

In addition to planning permission all projects will be subject to inspections by a building control officer to ensure compliance with Building Regulations and structural designs. We take full responsibility for Building Regulations inspections and fees within our design and build package.

Typical site programme

  • week 1: set up and start on site whilst we complete your building in our factory
  • week 2: complete foundations on site
  • week 3: deliver modules to site and start to erect – we can deliver approx 400m² of buildings in a day
  • week 4: continue erection and start installation of plumbing, lighting and heating on site
  • week 5: complete installation of plumbing, lighting and heating on site
  • week 6: complete decoration and final fittings ready to teach
